What does a lifetime labor warranty on a roof actually cover?
Warranty language is where roofing quotes get slippery. Here is the plain-English version of what each part covers.
The short answer
A roof normally carries two separate warranties, and they cover different things. The manufacturer warranty covers the shingles themselves against defects, and Summit Solutions installs systems carrying a 30-year shingle warranty. The labor warranty covers the installation workmanship, and Summit's is a lifetime labor warranty, meaning it lasts as long as you own the home rather than expiring after a set number of years. Neither warranty covers a future hail or wind storm, which is what your insurance and a storm restoration claim are for.
- Manufacturer warranty: 30 years, covers defects in the shingles themselves
- Labor warranty: lifetime, covers Summit's installation workmanship
- Neither covers future storm damage; that is an insurance claim
- Most workmanship failures show up early, which is when a labor warranty matters
- Ask any roofer to put the warranty terms in writing before you sign
Why the labor half is the half that matters
Genuine shingle defects are rare. The overwhelming majority of premature roof failures are installation problems: nails driven too high or at an angle, flashing cut short at a wall or chimney, valleys finished badly, pipe boots left unsealed, or ventilation that was never balanced.
None of those are covered by a manufacturer warranty, because the product was not defective. They are covered by a labor warranty, and only for as long as that warranty runs. A five-year labor warranty on a roof expected to last twenty-five years covers the cheapest fifth of its life.
The questions worth asking any roofer
Ask how long the labor warranty runs and whether it is written into the contract or only mentioned in conversation. Ask whether it transfers if you sell the home, since a transferable warranty is a real asset at closing.
Ask what voids it. Reasonable exclusions exist, including storm damage and third-party work such as a satellite dish drilled through the new roof.
Finally, ask how long the company has been trading and whether it is accredited. A lifetime warranty is only worth as much as the company standing behind it. Summit Solutions is BBB Accredited with an A plus rating and RSRA certified, and is licensed and insured.
